Considering selling your home but unsure of when exactly to list? Every Seller’s situation is unique from another according to many different factors. If your timeline has you thinking of selling in the winter months, there are some great advantages working in your favor.
Many sellers believe that buyers aren’t looking for homes during the months of December, January & February. The truth is that although the number of closings is lower than say April – July, this is highly due to the lack of inventory for buyers to choose from.
Example: In December of 2014, only 681 homes were LISTED FOR SALE in Denton County. In March of 2015, that number rose to 1,413 homes. However, the number of Denton County homes SOLD in December of 2014 was 1,034 homes and in March of 2015 was 1,064 homes. The number of buyers looking and pulling the trigger on a home they bought only changed minimally. The major fluctuation came from the number of listings available for them to choose from which greatly increased as the cold weather faded into Spring.
The above statistics created a great opportunity for people who chose to list their home during that time frame. The drought of homes available during that time allowed sellers and their homes a center stage position in front of wanting buyers. After the market was re-saturated with inventory, homes that may not have been as desirable (whether due to updates, utility of the floorplan, etc.) had to compete with many other homes for showings and attention.
